Why Property Rights Matter
Property rights are not abstract in Gem County - they’re personal. They affect family land, farms, homes, businesses, and livelihoods.
When rules are unclear or applied inconsistently, people don’t just lose time or money, they lose trust in their local government.
I believe landowners deserve:
Clear expectations
A fair and predictable process
Equal treatment under the law
Government should never feel arbitrary or personal.
How I’ll Do It Differently
Land-use decisions must follow the law, not personal preference, pressure, or politics.
As county commissioner, I will:
Apply Idaho’s Local Land Use Planning Act (LUPA) as written
Require decisions to align with the county’s comprehensive plan
Ensure findings are clear, documented, and supported by evidence
Respect due process and meaningful public participation
Fair process isn’t optional. It’s the law, and it protects both property owners and the community.
What’s Broken Today
Too often, residents experience:
Rules that change mid-process
Inconsistent enforcement from one property to the next
Decisions that feel pre-decided before public hearings
Explanations that come after the fact, if at all
Even when intentions are good, this creates frustration, fear, and division.
People shouldn’t have to hire attorneys just to understand what’s allowed on their own property.
Protecting Agriculture & Rural Life
Agriculture and rural living depend on land-use policies that make sense.
I will:
Defend working farms and ranches
Respect existing use and operations
Support reasonable rural development without destroying what makes Gem County work.
You don’t protect rural life by regulating it out of existence.
Following Idaho Law
Idaho’s Local Land Use Planning Act (LUPA) exists for a reason: to protect property owners from arbitrary or political land-use decisions.
As commissioner, I will:
Follow LUPA as written
Require decisions to align with the county’s comprehensive plan
Ensure findings are clear, documented, and based on evidence
Respect due process and meaningful public input
Fair process isn’t optional - it’s the law
Why This is Personal to Me
I live and work in Gem County. I’ve navigated permits, inspections, and regulations firsthand.
I know how stressful it is when decisions feel unclear or unfair, and I know how much better it works when government communicates honestly and follows its own rules.
You don’t protect rural life by regulating it out of existence. You protect it by applying clear rules, respecting existing uses, and planning growth responsibly.
As county commissioner, I will work to ensure land-use decisions are clear, consistent, and rooted in Idaho law; not shifting interpretations or political pressure. Property owners deserve to know the rules, trust the process, and be treated fairly from start to finish.
When people can plan, invest, and pass land on to the next generation with confidence, our county grows stronger. That’s how we protect rural life, support responsible growth, and preserve the character of Gem County, today and for the future.
